Condo-Hotel building in Miedzyzdroje.

The conceptual apartment building project, which combines the function of renting and function of seasonal housing. Residential building, maintenance-free, so-called. condo-hotel.

The building is divided into 3 segments which are accented higher floors. From the main street Bohaterów Warszawy is a 5 floors. In line with the decrease of land, part of the building situated below, will have 4 floors. Broken down into smaller segments cubature does not overwhelm the neighboring buildings.

The building is available for residents from 3 pages. Directly from the street and the stairs to the semi-open interior atrium. Car entry to the underground parking is carried through the one-way streets, ie .: Str. Cicha and Str. Spokojna. Two designed entrances allow better and more efficiently handle the underground parking. In the basement of the building there are 67 parking places on two storeys.

In the building was designed 62 flats of various sizes on 5 and 4 residential floors. On the ground floor, apartments are located in a manner separated from pedestrian traffic and from street. Most of these are apartments with a small area oriented unilaterally or oriented as a corner. Apartments are available with two vertical line of communication, supported by elevators. Commercial premises are located on the ground floor, along the communication routes. They will include the service-recreational function, type: wellness, fitness, inoffensive catering services etc.

Designed green ornamental plantings in the form of extensive low vegetation, varied color and species. Mosses, herbs, sedum. The Building is separate from the street by flower-beds with greenery. Some flower-beds will be directed of the vegetation in the direction of the building. The purpose of this solution is to limit the penetration of the visual from the street level (privacy protection residential function in the ground floor). At the same time from the interior of the building is a more complete view on the surrounding vegetation (raised psychological and aesthetic comfort through separately from street traffic). In the inner square, green will be formed terraces in low parts. Greenery on roofs enlarges the biologically active surface of parcel, while reducing the cost of capital expenditures to maintain a roof that does not require maintenance. Therefore designed extensive greenery on the roofs.
